Originally designed by Sir Edwin “Ned“ Lutyens, The Ned is a Grade I listed building. Furthermore, this prestigious site is located next to the Bank of England and was formerly the headquarters of Midland Bank. The refurbishment scheme by EPR Architects has created a 252-bedroom, 5-star luxury hotel complex.
A single point solution was required for waterproofing across the site, including the leisure facilities, basement and lift pits. Delivering an easy to use system of ancillaries was of huge benefit to the project. Operational efficiency would be further improved by having one provider for inspections, final sign off and warranty.
The basement swimming pool, roof swimming pool and the new areas cut into the existing basement, were all waterproofed using Xypex Admix. In addition Admix was used to protect a lift pit and pipe penetrations.

Once the pools were pressure tested, the final surface finishes were applied. Xypex products were used exclusively on the swimming pools, as well as the areas cut into the existing basement slab. This included the pipe penetrations.
Using Xypex for all waterproofing elements allowed a single warranty to be issued, simplifying the certification process. This, in turn, ensured clear lines of responsibility at sign-off for this refurbishment project.
